Joseph Cosenza is a seasoned real estate development and construction executive with extensive experience delivering complex commercial, mixed-use, residential, and hospitality projects. At Ivy, he continues to lead projects through the full development lifecycle, including site due diligence, feasibility analysis, entitlements, design coordination, construction, and delivery, serving as Ivy's representative and strategic advisor to investors and operating partners.
Mr. Cosenza has held senior roles on major urban developments and repositioning throughout New York City and the greater New York metropolitan area. His experience spans mixed-use developments, large-scale office rehabilitations, and high-rise construction, with a strong focus on navigating land-use approvals, coordinating with public agencies, managing capital improvement programs, and leading multidisciplinary project teams. He is recognized for a hands-on, execution-driven approach and the ability to resolve complex technical, regulatory, and stakeholder challenges in dense urban environments.
Mr. Cosenza served as President of Cosenza Construction Management, Inc., delivering commercial interior projects across mid-rise residential rehabilitations and new construction in New Jersey and New York City. He began his career in architecture before transitioning to construction management, working on projects including a regional distribution center for JCPenney, the New York Marriott Marquis, and a one-million-square-foot high-rise development in Jersey City, New Jersey. Mr. Cosenza holds a Bachelor of Arts in Architecture from Columbia University and a Master of Science in Infrastructure Planning from the New Jersey Institute of Technology.
